Our Founders

Philip R. Wills, III (Trey)- Chairman and Founder

Trey has been active in real estate industry for over 25 years with an extensive background in all aspects of real estate. He is responsible for all entitlement, development, and construction activities of Wills Companies and its affiliated ventures. During his career, Trey has successfully obtained approvals for the development or acquisition of over a billion dollars of residential, commercial, and mixed-use projects. He is a Board Member for First Virginia Community Bank. An avid outdoorsman, he served as a member of the Maryland Wildfowl Commission. Trey and his brother Tim were born and raised in the D.C. area. 

Timothy B. Wills (Tim)-Vice Chairman and Founder

Tim has more than two decades of experience in real estate development. His broad spectrum of specialties includes prospecting and analyzing prospective real estate investments opportunities, negotiating sales and settlement agreements and structuring partnership agreements. Tim is actively involved in management and acquisitions of all Wills Companies portfolio as well as other joint venture partnerships. He is a Board Member for the Thos. Somerville Co. Tim enjoys competitive sports fishing and enjoys deep sea fishing. Tim is also a member of the Chesapeake Bay Maritime Museum. 

Our Executive Team

Patrick L. Welteroth - Chief Financial Officer

Patrick began his career working for a national public accounting firm where he specialized in partnership and s-corporation taxation and his clients were small to mid-sized real estate developers in the DC metro region. Wills Companies was Patrick's first client. After 3.5 years in public accounting, Patrick transitioned into private equity where he spent the next 6 years as the Director of Tax and REIT Compliance for The Meridian Group (TMG) in Bethesda, MD. During his tenure with TMG, Patrick was recruited to Wills Companies to step into the Chief Financial Officer role and has been with the company since 2022. Patrick graduated from Lycoming College with a dual B.A. in Accounting/Business Administration and is an active CPA in the Commonwealth of Virginia.

Joseph A. Ralston - Executive Vice President

Joe has worked in real estate developmet in the Greater Washington D.C. area since 1999. He joined Wills Companies in 2003, bringing a wide-ranging skill set to the team during a time of rapid growth and change. As Executive Vice President of Operations and Development, Joe oversees the day-to-day operations of the company and plays a key role in property acquisitions, sales & marketing, construction, and project management. He also runs Potomac Property Management, which manages the company's local, commercial, and residential assets. Joe is a native to the Washington D.C. area.
